The answer to this is not ‘when it’s leaking!’ The key to taking care of any roof is regular surveys and inspections. If your flat roof is a GRP (Glass Reinforced Polyester) construction, like Topseal Direct Lay, then the chances are that it will last you for over 20 years and will be virtually maintenance free. If your flat roof is made from traditional materials such as Asphalt or Felt, then it is more likely that it will need regular inspections and ongoing maintenance.
