Before commencing work on your commercial roofing project, we can perform a professional commercial roof survey to thoroughly assess the requirements of your roof repair or replacement.

Surveys of commercial roofs are highly cost-effective, as scaffolding and equipment such as cherry pickers are not required and they allow for close up inspection of your commercial roof.

How much will a new commercial roof cost?

What are the signs of damage to a commercial roof?

When making the decision to replace or repair your commercial roof, you should take note of the first signs of damage to your roofing system. These include:

• Noticing stains on your walls, floors, or ceilings – Stains can often be caused by water seeping through your commercial roof.
• Water leaking – Whilst this may seem obvious, if there is water leaking through your commercial roof, this is a clear sign of damage.
• Problems with guttering – Blocked or broken gutters can cause a range of problems with your commercial roof, as rainwater does not have a clear exit route. This is a frequent issue with flat commercial roofs.
• A bad smell – If you can’t locate the source of a bad smell in your commercial premises, you should always check your roof. Damp insulation and mould are often the cause of bad smells. So, if you’ve noticed an odour that just won’t go away, ask a commercial roofing contractor to take a look.
• Damage to flashing – If the flashing on your commercial roof is damaged, it won’t be providing any protection from water damage. Keep an eye out for any rusting and peeling to your flashing. If you do spot any problems, call a commercial roofing contractor as soon as possible.

Should I repair or replace my commercial roof?

The decision whether to repair or replace your commercial roof will inevitably come down to the extent of the damage to your roof, and which option works out to be more cost-effective in the long run.

The majority of general wear and tear issues can be solved with a simple roof repair, or even just some basic commercial roof maintenance, such as replacing your leaf guards and removing debris.

If you find that the same issues keep recurring with your commercial roof, then having repair work undertaken every few months could be expensive. In this case, it would probably be more cost effective to have a full commercial roof replacement.

This NHS Trust is one of England’s largest acute teaching trusts. The trust is investing millions of pounds to futureproof their and deliver energy and carbon reductions by improving roof insulation and through the installation of solar PV panels and air source heat pumps in hospital buildings. The repair of leaking roofs is an integral part of this process. This will reduce the Trust’s carbon footprint by 14,000 tonnes a year and guarantee energy savings of approximately £1.8 million a year for the Trust. Mason House, Lichfield, Birmingham

Nursing home. 290m2 in total. A GRP roof was installed on the new extension to the nursing home less than 2 years ago. There have been a number of issues wrong with the roof, the coping stones being too small and the GRP installed onto plywood which has led to failure in the membrane. We have applied Topseal PU to all valleys and box gutters and Topseal GRP to the parapet detail to replicate the coping stone, colour matching the finished topcoat to the windows lintels. Guaranteed for 25 years.

St Thomas Church, Ashton in Makerfield

Grade 2 listed church. 37m2. Asphalt roof with numerous cracks due to movement in the substrate because of thermal expansion and contraction. Numerous repairs over the years. Topseal PU applied with a 20 year guarantee.

The limits are endless with Topseal PU. It can be used on both domestic and commercial new build and refurbishment projects. From something as small as a porch, through to apartment blocks, leisure centres, hospitals, box gutters, timber framed buildings and right up to factory roofs which can be 1000’s of sq. metres without the need of expansion details. Due to the properties of Topseal PU, it can also be used on vertical faces and upside-down without any slumping occurring.

Topseal Double Top

If your client requires an extra tough roofing solution, then the Topseal Double Top system certainly fits the bill. Ideal for major projects and water features, it comes with a 25-year guarantee for water features and 40 years for roofing.

Topseal Green Top

Green roofs are becoming increasingly popular, especially in inner-city areas. Our Green Top system allows a standard green roof system (Not tray / cassette systems – these can be installed onto Topseal HD) to be installed over our Topseal Double Top system. It comes with a 25-year guarantee.

CPD Workshop

The Topseal CPD Workshop is available to all architects, specifiers and commercial customers who wish to learn more about Topseal’s range of systems and working with Topseal.

The CPD Workshop will last roughly an hour and involves a presentation about Topseal where we hope to increase your awareness of our GRP and PU systems as a whole, thereby stimulating your interest in finding out more. By doing this we will increase your knowledge and confidence in specifying Topseal flat roofing systems in the future. The presentation covers details of all of the Topseal BBA certified roofing systems and different application situations, the session is then finished off with Q&A’s. We can also go through specific projects that you may have in the pipeline.

As cold liquid applied waterproofing membranes become more prominent in the roofing market, we have found the demand for our CPD seminars has also increased. CPD Workshops are available in your office or via video for your convenience. A certificate of attendance is also available once the Topseal CPD is completed.
